WEEKLY MAINTENANCE
Service days
Service visits are scheduled Monday-Friday service hours are determined by seasonality. Office hours are from 8-4PM. Special care will be taken to accommodate specific scheduling needs. Emergency services are available after hours and on weekends.
Ground cover care
Ground cover and flowerbed areas shall be kept in a weed-free condition and trimmed as needed during the growing season. As needed, trees, shrubs, poles, and hard surface areas will also be cared for. Areas will be cleaned of leaves and debris on a regular basis to maintain a neat and clean appearance. Weeds shall be controlled through mechanical means and the use of pre- and post- emergent herbicides.
Shrub and vine care
Shaping, thinning, and trimming of ornamental shrubs and vines will be scheduled on a regular basis. All large shrubs will be pruned with mechanical trimmers, unless a “natural pruning” method is desired and specified. Vines will be trimmed and tied on a monthly basis during the growing season to maintain a neat appearance and promote proper growth patterns.
Insect infestations will be diagnosed promptly, and appropriate action will be recommended to the client along with a cost estimate.
Decomposed granite areas
Decomposed granite areas will be policed for trash weekly. Weeds will be either sprayed with a contact herbicide or removed by mechanical means on a regular basis. Decomposed granite will be raked as needed.
Post-emergent herbicides
Post-emergent herbicides are used to kill weeds after they have germinated. These specialized herbicides must be used as the plant is actively growing and not simply green.
DBL will apply them on a weekly basis, in additional to mechanical removal.
Post-emergent herbicides are included in the standard service, except in extreme cases such as clean-ups or areas that are beyond our ability to keep in weed-free condition.
All weed control materials shall be applied per manufacturer’s recommended application rate and under the direction of a licensed applicator. DBL carries a current QAL and proper insurance for performing all applications.
DBL will notify the Property Manager before any chemical application.
SEASONAL MAINTENANCE
Pre-emergent application
DBL will use a product that will control a broad spectrum of grassy and broadleaf weeds (weed list available upon request.) The pre-emergent will not control weeds that have already germinated and will not control woody plants, such as naturalized desert weeds like Brittlebush or Desert Broom. The products used also will not control certain species of weeds like Russian Thistle nor perennial weeds such as Bermuda Grass.
Unless otherwise specified, pre-emergent herbicide is an extra cost item and will be applied twice per year in January and July.
All weed control materials shall be applied per manufacturer’s recommended application rate and under the direction of a licensed applicator. DBL carries a current QAL and proper insurance for performing all applications.
DBL will notify the Property Manager before any chemical application.
Nutsedge Treatment
Nutsedge is a difficult-to-control weed that may require multiple herbicide applications. Late spring/early summer (when it is young and actively growing) is the ideal time to control nutsedge. Two to three years of herbicide control will be needed to reduce viable tubers in the soil by 90%. Herbicide applications will injure growing nutsedge plants and help prevent more tubers from forming.
Nutsedge treatment in both turf and decomposed granite areas will be proposed on an as-needed basis and will be an additional cost item.

TURF CARE
Mowing
All turf areas shall be mowed on a regular basis (generally once per week during the growing season). If overseeding is not done at the property the frequency of mowing is reduced to an as needed basis. Turf shall be cut at a height that will encourage healthy growth. Turf shall be mechanically trimmed to its local confines so that no grass grows over hard surfaces. Turf around trees, shrubs, and sight furnishings shall be neatly trimmed to a height consistent with the turf in the adjoining areas. Grass clippings shall be removed from sidewalks, drives, and other hard surface areas. Mowing services may be suspended during rainfall or extreme weather in order to avoid turf damage.
Annual scalping and over-seeding
Turf areas shall be over-seeded with a quality perennial ryegrass seed blend to provide a strong, healthy stand of cool season grass during the colder months. The scalping and over-seeding process will be performed one time per year when weather conditions allow for proper germination (generally in October). The seed will be applied at the recommended rate for the seed blend and soil conditions. Scalping shall be performed using “smart-scalping” techniques. Rye seed is an extra cost item, unless otherwise specified.
Broadleaf spray
All chemical applications required as part of routine maintenance, including Broadleaf Weed and Crabgrass control is an extra cost item. All weed control materials shall be applied per manufacturer’s recommended application rate and under the direction of a licensed applicator. DBL carries a current QAL and meets all required regulations for performing all applications.
DBL will notify the client before any chemical applications.
FERTILIZER APPLICATION
All fertilizer applications are an extra cost items, unless otherwise specified and shall be made per manufacturer’s recommended application rate. Lawns shall be fertilized to promote even growth and uniform color throughout the growing season. Application frequency shall be determined by season, weather, soil conditions, and grass health. Shrubs shall be fertilized as needed to maintain health and as dictated by variety. All plants shall be observed for signs of proper nutrient levels and treated to correct deficiencies throughout the year.
DBL will notify the client before any fertilizer application.
ARTIFICIAL TURF CARE
In addition to our comprehensive landscape management services, DBL Landscaping offers specialized maintenance for artificial turf to ensure it remains in prime condition.
- Debris Removal: Our team will conduct weekly sweeps of your artificial turf to remove large debris, keeping the surface safe and presentable.
- Infill Management: Utilizing rotary brushes, we will expertly remove contaminated infill and redistribute non-contaminated infill, preserving the integrity and appearance of your turf.

- Anti-microbial and Anti-static Treatments: To maintain a clean and user-friendly turf surface, we provide anti-microbial and anti-static sprays, keeping your turf fresh and safe for everyone.
- Infill Replenishment: High-traffic areas can lead to infill displacement. Our team will assess and replenish infill as needed to maintain the turf’s performance and longevity.
This dedicated turf maintenance will be seamlessly integrated into our weekly maintenance schedule, ensuring your artificial turf is cared for with the same level of expertise and attention to detail as your natural landscapes.
SPORTS FIELD TURF STRIPING
As part of our commitment to excellence in sports field maintenance, DBL Landscaping provides professional turf striping services. Our precision striping not only enhances the aesthetic appeal of your sports fields but also serves as an important aspect of gameplay by providing clear, visible markings.
- Regular Maintenance: Sports field lines and designs will be maintained on a schedule suitable for the level of use, ensuring that they remain visible and well-defined for every game.
- Field Readiness: Our team will work closely with your schedule to ensure that the fields are striped and ready for use in time for practices, games, and tournaments.
Our turf striping services are designed to keep your sports fields in peak condition, providing a professional appearance and ensuring the best possible experience for players and spectators alike.
ANNUAL COLOR
Care and maintenance of all annual color shall be included in the contract. Labor, irrigation material, and annuals for seasonal replacement shall be an extra cost item.
TREE CARE
Tree trimming
Annual pruning of all hardwood trees is included up to 8’, and any trimming that requires climbing or special equipment will be proposed as an extra cost item. All trees shall be pruned as needed, but no more than once per year. Pruning of young trees will be done to encourage proper structural branching form and to thin to reduce the likelihood of wind damage. All pruning shall be performed in accordance with ISA Standards to establish good form, maintain healthy growth structure, and reduce the probability of wind damage. DBL also will remove suckers and eye level branches (safety pruning) on an ongoing basis as part of regular maintenance.
Trees will be monitored for harmful insects and disease infestations. Recommendations for control measures and a cost estimate for remediation will be provided before any application.
Palm tree trimming
DBL shall remove all dead leaves and flower/seed stalks from palm trees once per year during the early summer months. Mexican Fan Palms will be trimmed at current industry specifications to allow removal of leaves below the 10 o’clock and 2 o’clock angles.
Date palms
DBL shall remove any seed stalks, dead fronds and only enough green leaves to get the clearance from buildings and for traffic.
Palm tree skinning is an extra cost item and will be proposed as needed.
IRRIGATION
DBL is dedicated to making sure your irrigation system is working in the most efficient way possible, consistent with the standards set by our certified irrigation auditor, to ensure maximum efficiency and correct amounts of water for your landscape. The client shall provide all water necessary for proper irrigation of all landscaped areas within this contract. DBL shall implement industry-standard water conservation practices in regards to irrigation scheduling. DBL shall keep existing irrigation system in proper working condition at all times. Sprinkler head adjustments and cleaning of spray heads, risers, and nozzles is included in the contract. All underground lines are excluded. Modifications and repairs to the existing irrigation system will be performed as an extra cost item.
Scheduling of controllers and repairs shall be performed in a timely manner to ensure protection of all planted areas. Repairs of sprinkler heads, underground lines, valves, and controllers are an extra cost item. Repair for damage caused by accidents, vandalism, and life of the components shall be an extra charge billed to the client upon approval. DBL shall be held harmless for any plant damage due to failure of adequate water being provided, except for contractor negligence.
DBL assumes the right to make any repairs under $500 without prior approval, unless otherwise specified by the client. IRRIGATION ASSESSMENT
The contractor shall inspect all parts of the irrigation system prior to beginning any maintenance program. The contractor shall document and report any damage or incorrect operation to the client along with a plan for corrective actions. Unless otherwise noted, the cost of any initial repairs or corrective actions shall be deemed an extra cost item.
Contract exclusions
Work that is not included in the contract shall be specified on an estimate (based upon material and time) and sent to the Property Manager. All repairs and extra work under $500.00 will be completed without prior consent, unless otherwise specified by the Property Manager. Upon approval, extra services will be completed and then billed upon completion.
MISCELLANEOUS ITEMS
Holidays

Maintenance service will not be performed on these days.
24-hour stand-by service is available for emergencies at an extra charge.
Additional items not included
- Acts of God: DBL is not to be held liable for damage to the property cause by an act of God. An act of God includes but is not limited to damage to trees and landscape areas caused by blowing sand, wind, frost, fire, floods, earthquakes, or other natural disasters.
- Sprinkler, valve, and controller replacement: Replacement of worn-out or malfunctioning valves or controllers will be reported to the client, along with a cost estimate for approval.
- Tree, shrub, and flower replacement: Any tree, shrub, or flower needing to be replaced that is not the fault of DBL shall be done as an extra charge.
